Project Manager (Full Time)
Location: New York, NY
This position will be responsible for the project management of assigned projects, inclusive but not limited to: buyout, scheduling, and coordination of project activities, change order management and closeout. This position requires strong leadership, interpersonal and communication skills, so that internal teams and clients can be properly informed and coordinated as early as possible. Strong technical skills, internal communication and coordination skills, and client management skills are a must.
SCHEDULING:
- DRIVE FROM THE PROJECT (MILESTONE) SCHEDULE AT ALL TIMES
- Ensure timely completion of all project activities
- Ensure project is Managed By Schedule, on budget and on target
- Develop and maintain project (milestone) schedule for assigned projects
- Document material lead times and durations of installation
- Create a milestone schedule from determined material lead time and labor for all proposal items/scope of work
- Submit milestone schedule to client via formal submittal process every week and conduct weekly meeting with them to review
- Manage and coordinate all project and subsequent activities via milestone schedule
SCHEDULE & COORDINATION:
- Work with General Supervisor to plan, organize and activities o Schedule Milestones Activities
- Coordinate with Fabrication Shop to ensure all materials are ready and prepared for scheduled activities
- Follow up with field on all scheduled activities throughout the day, Obtain Daily progress reports / work performed
- Coordinate efforts with and Draftsperson, Procurement, Estimating, General Supervisor, Scheduling & Accounting Teams as required.
- Complete Daily Load & Scope Tickets In Associated With Milestones For Manpower Scheduling
- Report Progress via Project Schedule at weekly PM Meetings and as necessary based on project requirements or as issues arise.
- Maintain Ongoing Punch List From Start Through Completion Of Project
- Work with Field Supervisor to plan and organize activities
- Schedule milestones activities
- Coordinate with Procurement and in-house production shop and external vendors to ensure all materials are ready and prepared for scheduled activities
- Follow up with field on all scheduled activities throughout the day, obtain daily progress reports / work performed
- Coordinate with and Drafting, Procurement, Field Operations, Scheduling, Estimating, and Finance and Accounting teams as required
- Complete daily load and scope tickets to coordinate manpower scheduling and logistics/deliveries required
- Report progress via project (milestone) schedule at weekly PM Meetings and problem solve on a real-time basis as projects require and/or as issues arise
- Maintain ongoing punch list from start through completion of project
SHOP DRAWINGS:
- Ensure shop drawings are submitted to client/architect timely for approval based on client schedule and required deadlines
- Review and ensure shop drawings created by the Drafting team are accurate and generated in accordance with client specifications and agreed upon scope of work
SUBMITTALS & PURCHASING:
- Coordinate w/ Procurement and Submittal teams to ensure samples are submitted to Client/Architect for approval in time to meet all required deadlines
- Ensure field measurements are competed in time to meet all required deadlines
- Procurement of materials in time to meet all required deadlines
- Ensure materials are received timely and in proper sequence
- Communicate internally and externally to clients, all material delays and/or defects and determine/execute plan to solve issues
- Coordinate production orders for all in-house production
- Coordinate purchase orders for all vendor production
- Ensure material allocations are outlined for daily project task ticket
CLIENT COMMUNICATION & MANAGEMENT:
- Attend scheduled job site meetings
- Review project progress against LMG project (milestone) schedule
- Consistently communicate any concerns or issues both internally (for escalation to the Director of Project Management and/or the Executive Team to properly manage the client, if necessary) and to the client so that they are properly informed of potential issues as early as possible
- Report schedule issues and concerns – verbally and backed up with formal client documentation

- Attend and record accurate job meeting minutes, any/all schedule concerns and the follow up action items agreed upon
- Communicate all open items to the client including approvals required, change orders, RFIs, etc.
- Document all correspondence with clients
- Maintain and enhance client relationships and contribute to the company’s ability to win future awards from the client
CHANGE ORDER MANAGEMENT:
- Identify areas outside scope of work and work with estimating to generate change order
- Submit change order to client
- Continually monitor change order approval
- Ensure all change orders are added to project (milestone) schedule and that any required shop drawings and procurement activities are coordinated/executed to meet required deadlines
- Manage and monitor process through completion
PROJECT CLOSE OUT:
- Ensure all punch list items are completed
- Ensure all document requirements are met
- Ensure all financials are completed by the Finance and Accounting team and provide assistance as necessary to complete
- Ensure all shop drawing record copies are submitted
- Ensure project close out checklist is completed
RESPONSIBILITIES:
- 5+ years experience managing interior architectural glass and metal projects (ranging from $500K – $10M)
- Exterior architectural glass and metal experience (facades, storefront, stick built curtainwall) is preferred
- In depth knowledge of architectural metal and glass materials and installation applications
- Knowledge of practices and procedures of glazing trade
- Glazing installation experience preferred
